What we mean is that within each “professional” specialty there are varying levels of sustainability acceptance, supply/demand of competing professionals, market knowledge/sophistication, and standards.

The unique market characteristics for each type of “professional” have an important impact on the appropriate methods by which to enhance alliances. However, it is not enough for IGPs professional advisors to have considered the market characteristics for each sustainability specialty area and from that to craft target-alliances for you. A world authority on corporate responsibility and sustainable development, John Elkington, Hon. FIGP, Founder & Non-Executive Director of SustainAbility and Founding Partner & Director of Volans Ventures, said this in his Foreword to Marc Epstein’s most recent book:

IBM recently completed its Global CEO Study on the perspectives on the environment and challenges and opportunities facing their organizations. The CSR responses of interest are:

The “Policy Guide on Planning for Sustainability” by the American Planning Association indentifies planners as having

“a leadership role in forming and implementing the strategies by which communities seek to use resources efficiently, to protect and enhance quality of life, and to create new business to strengthen their economies, and supporting infrastructures.  The best practices of comprehensive community planning – the way we plan the physical layout, or land use, of our communities, is key to sustainable land use.”

All development and redevelopment begins with the land planning process and a significant burden-of- knowledge is placed squarely on the planner. Land planners are faced with the rapidly expanding regulatory and legal consequences of society’s evolving application of sustainability practices and are increasingly required to balance environmental laws, economics, ethics, sustainable development best-practices, and ecology in their planning decisions.

On February 21, 2008 the American Society of Landscape Architects (ASLA) called on Congress to incorporate principles of sustainable design into future climate change public policy. ASLA and its Professional Practice Network (PPN) on Sustainable Design and Development is placing landscape architects in a leadership role in ecology based planning and design.

Landscape architects are one of the key experts in planning for development and redevelopment and as such must be able to provide advice on the designing, building, and maintaining “green” landscape designs.

 Residential Appraisers

On April 25, 2008 FOX Business Network featured Del Sur, a new 1,800-acre “green” master planned residential community in San Diego, California, as a leading example of sustainable development. The report stated that Del Sur “is setting new, environmentally friendly building standards.” In one typical Del Sur home “50 percent of the  landscaping is drought-tolerant and a satellite irrigation system waters the garden, saving 40,000 gallons of water per home, per year. Solar power, along with energy-efficient appliances throughout the house not only reduces emissions, but also the utility bills.” The community is projected to save over 100 million gallons of water  annually, the equivalent of nearly 9,000 barrels of oil. This is the future of residential development!

Governments are changing building codes, ordinances and inspection guidelines and developers are adapting to and initiating sustainable residential development and house construction practices.

Green construction can have an impact on consumer acceptance (marketing time and marketability), physical depreciation, functional obsolescence, operating costs, and sale price. Consideration of these issues in an appraisal report is required to prepare a credible estimate of value and one that meets the USPAP Competency Rule requiring that the appraiser must “have the knowledge and experience to complete the assignment competently.”

Despite the rapid changes in residential construction and the implementation of sustainable design techniques, residential appraisers are not adequately prepared to consider the value impacts of these characteristics.

 Commercial Appraisers

The driving force behind the explosion of “green building” is to lower our negative impact on the environment and to make the buildings we work in safer and healthier.

According to the United States Green Building Council (USGBC) buildings are responsible for:

  • 39% of U.S. carbon dioxide emissions
  • 70% of U.S. electricity consumption
  • 15 trillion gallons of water consumption

The green building movement is being pushed by local governments adopting USGBC LEED® (Leadership in Energy and Environmental Design) guidelines for new and renovated buildings and now by tenants, developers, managers, owners and investors.

The implications for the commercial appraiser are significant - the valuation of these properties requires the appraiser's consideration of sustainable characteristics and USPAP’s Competency Rule requires that the appraiser must “have the knowledge and experience to complete the assignment competently.”

In order for commercial appraisers to participate in this growing market they must have the knowledge to consider the following:

  • Future-proofing buildings to make the building’s design flexible, maintains usability, prolongs lifespan and enhances long-term value

Harvard biologist E.O. Wilson said:

“A balanced perspective cannot be acquired by studying disciplines in pieces
 but through pursuit of the consilience among them.”

IGP is assisting the integration of the important work of the academic into the world of the sustainable development practitioner (e.g., environmental attorney, architect, land planner, appraiser).  IGP is also encouraging the role of the academic as consultant.

With the exception of many academics who have put themselves forward as sustainability consultants, four factors have hindered a smooth transfer of important academic research on sustainability into non-academic applications:

1.      In university research, marketing researchers conduct joint studies, chemists join forces in the laboratory, economists share data – but rarely do academics cross disciplinary lines;

2.      The fight for grant money has fostered competition more than collaboration;

3.      The typical peer-reviewed journal has a laser-like narrow focus – there are very few cross-disciplinary journals, and few professional journals, with high academic credibility;

4.      At Inside Higher Ed, Peter Wood’s “Sustainability’s Third Circle” argues that the very concept of “sustainability” can, accordion-like, be narrowed to “hard core empirical questions” or expanded into a “sail for utopian dreams in which advocates imagine themselves transforming humanity itself by changing our appetites. On college campuses, you can find instances of both.” Wood criticizes those academic sustainability programs that have “no science at all but a great deal of ideology” and favors a vision of sustainability that includes “social justice aspects” such as “fair trade,” “living wage,” “affirmative action,” “multicultural competence,” and “gender equity.” Whether the concept of sustainability has an ecological “scientific core” or not is less important than the acceptance of its implications for social ecology, environmental ethics, environmental justice, social sciences, ethics and philosophy (of value). It is these less than “scientific” conceptions of sustainability that have often distanced the academic from the non-academic, practitioner and professional. Consistent with IGP’s Neutrality Policy, we will not take positions on “values controversy,” HOWEVER, to advance our academic-professional transdisciplinary Mission we must agree to a common identifiable grounding – and for IGP the basis is a largely ecological (hence scientific) conception of sustainability.

The world's economic landscape is changing:
